Abstract Continuations (Updates)
The Abstract is brought up to date by adding any new information recorded since the last certification or update.
Included in the continuation can be searches for:
- Federal and state Tax Liens
- Bankruptcies
- Judgments against property Owners
(Buyers will be done by request)
- Current and Delinquent Real Estate Tax information
The cost of the continuatin is based on the number of entries added to the Abstract and the number of names searched.

Stub Abstract
A Stub Abstract is an Abstract that begins at a certain date which is requested by you and is continued to the present time. It includes all searches of an Abstract Continuation.

Abstract Creation (New Abstract)
A new Abstract is recreated from an existing Abstract or from scratch. This process takes considerably longer to compile than an Abstract Continuation. The cost is based on the number of entries and whether or not there is an original Abstract to work from.
McLeod County Abstract & Title will offer a "Developers Break" for multiple abstracts for new developments.

Torrens Property
Condition of Title
A Condition of Title contains the Certificate Number, Volume, Page, Certificate Owner, Legal Description of Property and a list of Memorials on the Certificate.
Registered Property Abstract RPA
A RPA will include a certified copy of the Certificate of Title, copy of all documents memorialized to the Certificate, current and delinquent Real Estate Tax information and searches for Judgments, Bankruptcies, Federal and State Liens.

Tract Search Reports
Tract Search with Open Encumbrances
A report containing the current owner and all open encumbrances, along with name and real estate tax searches. The report includes copies of pertinent pages of each document included in the report.
Complete Tract Search
A search including all documents recorded since a certain date, requested by you. This search can be modified to conform to your needs. Example: 1, 2 or 3 deed searches; Search for open liens only - or whatever type of search you might need, including document copy retrieval.
Bring Down
Recording information is provided from a search to verify that there have not been any new filings to a property before filing a new document or to verify that a specific document has been recorded.
Document Filings
Furnish us with a date of your last search and we will check the county records before filing your documents. This will ensure no other documents are filed, prior to yours.
